What exactly do I get?+

You receive automated notifications about newly approved Commercial Building Permits directly to ComLeads Permit Radar. Each notification includes the project address, estimated budget, scope of work, and key contact information (if available in the public record) so you can bid on the project early.

Are these exclusive commercial construction leads?+

No, we don't sell traditional "exclusive leads". While the industry often calls them commercial construction leads, we consider them "first-mover alerts". We source our data directly from official municipal registries, which are public records. Because our system intercepts and processes these permits shortly after they are published, you turn this public data into a high-quality lead by reaching out to the General Contractor at the earliest stage, before open bidding begins.

How do you filter out residential noise?+

Our proprietary system automatically analyzes zoning codes, project descriptions, and budget thresholds to filter out residential renovations, tiny homes, and unrelated minor construction projects. You only see actual commercial construction projects.

How do you determine the project budget?+

Many permits are submitted with incomplete or zero-dollar budgets. Instead of just copying the raw data, we verify and re-calculate the true market value of the project using commercial construction industry standards. This ensures you only see high-margin, profitable opportunities.

Can I filter alerts for my specific trade or location?+

Absolutely. Instead of forcing you to read through raw municipal descriptions, our system automatically classifies projects into 5 core commercial trade niches: HVAC, Electrical, Plumbing, Roofing, and General Commercial Construction.

  • 📌 Locations: Choose your active coverage area (1 location on Base, up to 3 on Pro).
  • 💰 Minimum Budget: Set a minimum project value threshold (from $10,000 up to $250,000+) to filter out minor jobs and focus on your ideal project size.
What should I do if I am receiving too many alerts - or not enough?+

You have 100% real-time control over your alert volume. You can fine-tune your feed in seconds directly inside ComLeads Permit Radar via ⚙️ Settings:

🔴 If you are receiving TOO MANY alerts (Information Overload):
  • In 💰 Minimum Budget: Raise your threshold (e.g., from $10k to $50k, $100k, or $250k+) to filter out minor renovations and receive only high-value commercial projects.
  • In 🛠 Trades: Deselect general or secondary trades and keep only your core specialties (e.g., exclusively HVAC or Commercial Roofing).
  • In 📌 Locations: Leave only your primary active location if you currently monitor multiple areas.
🟢 If you are receiving TOO FEW alerts (Low Volume / Market Slowdown):
  • In 💰 Minimum Budget: Lower your threshold to $10,000 or $25,000 to capture profitable smaller commercial remodels, tenant improvements, and service work.
  • In 🛠 Trades: Re-enable trade niches (such as General Construction) if you previously turned them off, to catch multi-trade permits where your sub-scope is listed.
  • In 📌 Locations: Connect additional available locations to your radar to expand your commercial pipeline.
What specific construction niches do you track?+
We currently track and automatically categorize commercial projects into the following core niches:
  • HVAC: Commercial heating, ventilation, and air conditioning systems.
  • Plumbing: Commercial plumbing, piping, and water systems.
  • Electrical: Commercial electrical wiring, lighting, and power systems.
  • Roofing: Commercial roofing installation and structural repairs.

Is there a free trial?+

Yes. As soon as you open ComLeads Permit Radar, you receive 3 free commercial projects instantly (no credit card required). When you decide to subscribe, you unlock a full 5-day free trial. You will not be charged any money during this trial period. Your card is only charged after the 5 days conclude, and you can cancel your subscription at any time during the trial to avoid being charged.

How much does it cost after the trial?+

After your 5-day free trial concludes, unlimited access to the commercial permit stream is $49/month for our Base plan (up to 1 active Location) or $99/month for our Pro plan (up to 3 active Locations for multi-city contractors).

What if construction slows down and I don't get many alerts?+

We believe in fair play. Commercial construction has seasonal fluctuations. If market activity drops and you receive a very low volume of alerts in a given month, we periodically review account activity and may offer subscription extensions at our discretion to ensure you are receiving value during slow market periods.

Do you offer refunds?+

We provide 3 free permit reveals instantly upon starting the bot, followed by an unrestricted 5-day free trial so you can thoroughly test the service before any charge occurs.

You may cancel your subscription at any time with a single click inside the Telegram bot or via the Lemon Squeezy Customer Portal. In alignment with our Merchant of Record, Lemon Squeezy, initial subscription payments are eligible for refund review within 5 calendar days following the trial in the event of documented technical issues or inadvertent duplicate billing.

Who processes my subscription payments?+

All orders, recurring billing, and invoicing are securely processed by our authorized online reseller and Merchant of Record, LemonSqueezy.com (Lemon Squeezy, LLC). Lemon Squeezy provides enterprise-grade PCI-DSS Level 1 payment security, handles all applicable sales taxes and VAT calculations, and manages returns in coordination with ComLeads.
